Buckingham Business Park is a 150-acre greenfield development comprised of commercial and industrial lots. Following a successful rezoning and subdivision plan, Wexford Developments fully serviced and delivered the site between 2012 and 2014, resulting in 17 subdivided lots ranging from 1.3 acres to 14 acres. The project represents a total sales value of $73 million.
The site posed significant development and engineering challenges, including a 15-meter elevation change from south to north, multiple environmental reserve requirements, and a complex stormwater management system. Despite these constraints, Buckingham set a new precedent for greenfield land development in Sherwood Park. The completed community includes a comprehensive pedestrian walkway network, a 10-acre regional park, and more than 30 acres of ponds and environmental reserves, establishing a modern and sustainable employment hub for the region.
